Strategic Land

90% of our sites are found by ourselves via an independent site searching exercise. We ensure equal opportunity and a non-bias introduction process via our innovative processes. Our general structure is to 'pre-launch' sites detailing location and acreage to our wider network. We then request that you confirm interest and we will later send a full digitial marketing brochure. We request offers within 4 weeks and also strive to minimise the exchange process to 8 weeks to ensure a smooth transaction. There is nothing more frustrating then bidding for a site and not hearing back for months.
We may also undertake independent site searches on request.

We will respond within 24 hours with our review on the prospects of your land for future development. We always love to meet you in person and so first we will schedule a meeting to introduce ourselves and discuss your requirements. We will then 'package' your site into a digital brochure as well as other marketing material. We will undertake a 'soft-launch' whereby we send brief details of the lands location and size to our network, to gain an understanding of interest. When launched, we set a 4 week turnaround to invite formal offers. We also set dates for interviews once this date closes. We cover everything from initial marketing content through to bid interviews and offer acceptance. You only sell your land once and so we strive to ensure you enter a partnership that meets all requirements and you are comfortable with the party you are working with. Our technology enables us to have targeted exposure whilst ensuring a smooth exchange process. To date, our landowners have described us as 'a breath of fresh air' in the industry. We offer a modern and innovative solution to the land industry, ensuring trust and partnership is at the forefront of everything we do.
Our fees are paid by the Developer but are deductible from the final land value. We believe we have added value for both parties (landowner and developer) as for developers we have found an opportunity and we will only be paid our commission once you have planning (de-risking and minimising upfront costs). For landowners, we will have created value significantly from agricultural to residential. We have also invested our personal funds into the marketing of your land without any fees payable by yourselves until your land is sold to the Developer.
Our fees vary from site to site depending on the scale of the opportunity however for transparency we generally charge between £10-£20k as an introduction fee (payable on exchange of contracts) and 1-2% of land value (payable on sale)
I launched Strattly following my experience within the corporate world of strategic land. I wanted to create a company that helped reinforce trust between landowners, agents and developers. I believe other industries have adapted quickly to technology and innovation, but the property industry has fell behind. Strattly uses technology to improve the quality of marketing material, to ensure maximum exposure through a targeted formula. Through my own frustrations of lack of urgency and slow turnarounds with exchanging on deals, Strattly encourages a partnership approach from the offset.
We just do Strategic Land and New Homes. Most Land Agents manage rural land and property (i.e. estate management, conservation and environmental management, agricultural advice, tenant and lease management etc). Our core focus is Strategic Land. We believe that value is created by Promoting land through the relevant Local Plan stages and this is a process that should not be skipped for a short-term freehold sale. Strategic Land Promotion is a niche, complex and expensive process and so we aim to simplify this process for landowners and developers by facilitating opportunity and connecting people.
An Option or Promotion Agreement is a often a lengthy partnership that cannot simply be 'transactional'. Our mission is to connect people and create genuine partnerships, with terms that reflect the complexity and individuality of the site that are financially viable for the developer, whilst ensuring the landowners requirements are satisfied.
So, why should you work with Strattly? Put quite simply, we are not buying your land and we are not going to try and short-change you. We want the best for you as we take a small cut from the eventual land receipt and so our interests are aligned. Secondly, I genuinely care about securing you the best offer. I will provide you with a return on investment that significantly outweighs the fee I charge. My background is exclusively within Strategic Land and so I understand what constitutes a good offer versus an average offer, this extends far beyond what is printed in black and white. I only focus on one project at a time, and I dedicate all my resource into your land and hopefully (as demonstrated above) go above and beyond to provide a helpful service. Most marketing agencies dabble in multiple industries, we just do land.
We are not retained landowners agents and so we do not provide any advice throughout the process of the agreement. We consider ourselves a neutral middle party that facilitates deals between landowners and developers. We are essentially an Land Marketing and Introduction Agency.
Our offering is quite different to land agents, in that we often work in tandem. We cover everything from marketing to bid interviews, so your agent can spend their time doing what they do best, which is providing invaluable advice. We believe that the role of a land agent is being spread too thin and delays can occur through no fault of their own when forced to wear too many hats. We see ourselves as deal facilitator rather than causing any competitive conflict. We cover the marketing of land for agents and landowners, which in turn is a benefit to developers looking to bid with open opportunity. We go above and beyond to ensure your site is presented in the best way and that you can rest assured that you have visibility to all propositions.
If you would like to also instruct a retained agent who will stay onboard throughout the duration of the agreement and our fees will be shared equally.
For each site we generally offer the below, which is always tailored specifically to your requirements...
Drone footage of the land, video walk-through of key features (access, landscape, any constraints on site), video footage of settlement and positioning within geographic area (i.e. available services, shops, infrastructure). Detailed site information. ‘Meet the landowner’ (I have never seen a bid proforma that details what you as the landowner are looking for, this is one of the most important sections in our marketing material as partnerships exist for many years and we want to build relationships from day 1). Digitalised downloadable brochure, full image pack, details of listing agent, scheduled interview dates. Offer submission area (targeted and simplified response form). Sales comparables in the local area. ‘Live chat’ where interested parties can submit questions during the marketing period, improving responsiveness by offering real-time communication.
The technology we work with ensures that all bids are transparent and can be compared fairly. We also set target exchange dates, most of my deals have completed within 10 weeks, whereas having spoken to many developers’ deals are taking averagely 10-12 months to exchange at present.
Marketing agencies exist for almost all categories and industries, however the property industry is falling behind. We want landowners to be able to see exactly what is on the table and we want developers to have equal opportunities to all sites.

We are saying goodbye to outdated marketing strategies or 'lazy sales'. We go above and beyond & target every demographic from the Gen-z first time buyers to the downsizers.
Understood. However, we are not Estate Agents. We take away a huge chunk of the expensive outsourced works to package, market and sell your homes. We do not put your homes on a window board, we go above and beyond to ensure that you can sell more homes faster and more streamlined than ever before. We offer a concierge system enabling you to retain consistency, personality and manageability. We also take a much smaller fee than Estate Agents, meaning we can work alongside agents if you wish to offer the full works.
Estate agents in the UK averagely charge between 1.5-3%. We charge 0.5% and believe our marketing strategy is 'next level'. See below for what we include as standard.
We generally charge between £10k-£15k for everything below. This also includes a budget for paid ads. We take 50% upfront and 50% on launch day. Our sales commission is 0.5% per home.
Although we do not have a fixed package as we believe every site is different and your tone of voice will also be unique...
Our usual scope of works includes;
1) Initial face to face meeting with Developer - (discuss marketing strategy, site detail, PR strategy, media, phasing plan)
2) Site visit – we goes to site, with our camera crew. We do video content of the site during construction.
3) Soft launch - cgi video campaign, house-types, site layout, available plots & guide prices. Waitlist opens.
4) BTS - video progress, short-form content with members of team.
5) Coming Soon - We cover all branding for coming soon boards. As well as social media ad spend
6) Show home open day – we run this event independently or alongside your sales team. We announce dates, ask that people pre-register. This is the date to register actual sign-ups and we intend to reserve plots on the day. Drone video content day.
7) Post edited video of the show-home tour plus short-form edited content for your social media platforms. We can manage scheduled posts (captions, hashtags, engagement generating).
8) Launch Day - On launch day we drop full edited content which includes (housetypes, floor plan, full site map with plots sold, digital tour of all house-types (up to 5), staged interior cgi, photography from site, all information in Q&A video format (date construction completes, sell the benefits of site. Also a Q&A on our social media.

As we are not retained agents, we are grateful for instructions by agents. At Strattly, we specialise in the marketing of land, bringing technology and personalised strategies to the forefront of our work. Our unique offering is designed to compliment the experience of land agents by taking on the specialised task of marketing land. This allows you as the agent to focus on what you do best: negotiating, advising and closing sales. By partnering with us, you can ensure your clients land receieves maximum exposure and targeted reach without stretching your own resources too thin. For landowners and agents, we offer our specialised marketing services for a competitive rate of 0.5% of the eventual land value. We assure landowners that we add significant value to their property which extends far beyond our fee. Our service ensures your land reaches the right buyers, maximising its visibility and appeal. We assist to secure you the best possible deal.
We also charge the Developers a non-deductible bidding fee of 0.5%.
Therefore, our total fee is 1% which is only payable once a deal has concluded. 0.5% of which is payable by the landowner (out of your sales proceeds) and the other 0.5% is paid directly by the Developer (non-deductible from the landowner).
For landowners or agents, we arrange a face-to-face (or Teams if preferred) meeting where we discuss the land. We will go away and pull together a proposed marketing strategy and once approved will begin works (average 2-3 weeks) to complete all marketing material works. We of course share this with you and invite comments to ensure all parties are happy before launching. Marketing material usually includes but is not limited or refined to (organising mailing list, pre-launch emails, full digital marketing brochure to include; site details, technical information, plans and imagery, video walk-through, site-visits, bid forms using shopify platform, co-ordination of bidders/offers, interview hosting, meetings to discuss offers, data analytics).
We like to launch a site for 3-4 weeks to allow enough time for bidders to present an educated offer. We arrange interviews immediately after closing once we have digested the bids. We ask that all bidders commit to an 8 week exchange. I have seen exchanges take 12 months from first issue of Heads of Terms to Exchange and believe it is in the interests of all parties to push for a timely exchange.
It is important to note that we work on a commission only basis and so all of this work is undertaken at our own expense. We do not charge for our time on an hourly or task basis.

I am invested in connecting people. Strategic Land promotion is likely one of the longest partnerships housebuilders and landowners will enter, expanding over decades. I simply do not believe in standardised ' transactions' and believe time must be spent understanding the aspirations of each individual.
For new homes, this is generally the most expensive purchase an individual will make and it astonishes me that in a modern world, it is an industry that has fell behind with regard to presentation and lack of streamlined processes.
My mission is to humanise the industry which adopts a relatively 'old-school' marketing technique. To challenge the old boys club and to ultimately do the right thing.
